    Real estate law is a provincial matter, for the most part. Section 92(13) of Canada's constitution give the provinces the authority for "property and civil rights."

    This doesn't mean all law relating to real estate is in provincial hands. The federal government has power to regulate certain industries, like railways, post, etc. Therefore, the federal government has a say in these matters as it relates to real estate.

    The law is different in Canada relating to real estate and property on a province by province basis. It can vary significantly too, because some provinces (like BC and Alberta) have a land title registration system, while others use a deed registration system; the two are vastly different.
